The House Rules will appear at the bottom of the page.) 👉We want you to have a wonderful stay at Sol y Nieve and ask that you please review the following rules to ensure a safe, enjoyable, and respectful experience for you, our neighbors, and future guests. By booking this home, you agree to follow all guidelines below. 🚫Prohibited Items: The use of fireworks, firearms, illegal drugs, and hazardous materials is strictly prohibited on the property. 🧼 Cleanliness & Consumables: Please help us keep the home clean and pest free during your stay. Do not leave food out, as it may attract pests. We kindly ask that you remove shoes indoors, dispose of trash in the proper bins, and wash any used dishes before checkout. Occasionally, we may leave non expired consumables such as condiments or snacks from previous guests. Use of these items is at your own discretion, and the host assumes no responsibility for them. 👝NO HOLD OVER POLICY: You are not permitted to stay beyond your reservation dates without host approval. If you remain on the vacation rental property beyond the time and date of check-out, you agree and consent to be removed and locked out of the vacation rental property by host, its representatives, and/or law enforcement. You further consent to permit the host to remove your personal belongings to a location of the Host's choice, where you may retrieve them. ❄️ A/C Policy: To help keep the home comfortable and protect the A/C system from damage, please keep the thermostat between 70°F and 76°F. Please do not set the temperature below 68°F, as this may cause the unit to freeze and lead to damage. Thank you! 🔒 Security, Safety & Cameras: Although this is a safe neighborhood, we kindly ask that you lock all doors and windows when leaving the home. Exterior security cameras may be installed at the front door or other exterior areas of the property for safety and security purposes only. There are no cameras inside the home or facing private interior spaces. Tampering with, disabling, or covering any security camera or safety device, including smoke detectors and carbon monoxide alarms, is strictly prohibited and may result in immediate termination of the reservation without refund. The owner is not responsible for any loss of or damage to guests’ personal belongings. 🤫 HOA Quiet Hours and Neighborhood Respect Being a good neighbor is especially important at this home. Sol y Nieve is located in a peaceful cul de sac within The Retreat at Jordanelle community, which has strict HOA quiet hour requirements. Quiet hours are from 9:00 PM to 8:00 AM and apply to all indoor and outdoor areas, including the patio and hot tub. This home is not intended for parties or events. Out of respect for our neighbors, no loud or excessive music is allowed at any time of day. Guests must keep voices, music, and all other noise at a respectful level at all times, as sound carries easily through the connected townhouse walls as well as throughout the neighborhood and surrounding mountain area. Any sound that carries beyond the property line or disturbs neighboring homes may be considered a violation. Repeated or excessive noise complaints, or any disturbance that violates HOA or community rules, may result in warnings, additional charges, HOA fines, or early termination of the reservation without refund. Please enjoy the space respectfully and keep music, conversations, and activities at a reasonable volume, especially outdoors. We have had issues in the past and want to be respectful of the neighborhood. Thank you for helping us maintain a good relationship with our neighbors. 💡 Energy Use & Eco-Friendly Practices: To help us keep costs down and pass those savings on to our guests, we kindly ask that you turn off lights and raise the thermostat when not in use or when leaving the home. We also encourage guests to conserve water where possible. Thank you for helping us care for the home and be kind to the planet. ❄️Winter Safety Requirements Snow and ice can accumulate quickly in this community. Please be cautious on walkways and near rooflines, as falling ice can occur in winter months. If you notice anything unsafe, please notify the host immediately 👥 Occupancy Limit: Only registered guests included on the reservation are permitted on the property unless prior written approval is given in advance. The home’s stated maximum occupancy must be respected at all times. Unauthorized guests and extra overnight occupants are not permitted unless approved prior to arrival. Any violation may result in additional charges, early termination of the reservation without refund, and any applicable HOA or community fines. 🚭No Smoking Policy: Smoking, vaping, marijuana use, and the use of any smoke producing substances are strictly prohibited inside the home. Smoking is only permitted outdoors and must take place at least 10 feet away from all doors, windows, balconies, patios, and entry points. Guests must properly dispose of cigarette butts and smoking materials. Any evidence of indoor smoking, including smoke odor, marijuana odor, ashes, cigarette butts, burns, residue, or stains, will result in an additional fee of $500 to $1,000, depending on the severity of the violation, to cover damage, deep cleaning, odor remediation, HOA fines or loss of revenue if the home cannot host the next guest. Any damage to outdoor furniture, cushions, or other exterior amenities caused by smoking, burns, ash, or improper cigarette disposal will also result in additional charges. ⚠️Damages: We understand that accidents happen. Please inform us immediately if anything is damaged during your stay. Prompt communication gives us the best chance to resolve the issue quickly and may help avoid additional charges if the damage is minor. Guests are responsible for any significant damage caused during their stay, including damage to the home, furnishings, linens, décor, amenities, or other property items. Failure to report damage may result in additional charges. 🛋️Furniture and Décor: Please do not move furniture or remove décor items from the home. This includes wall art, decorative accessories, area rugs, bedding accents, and any staged items placed throughout the property. If furniture or décor is moved during your stay, please return everything to its original location before departure. Any damage to furniture, décor, walls, or flooring caused by moving items may result in additional charges. 🔑 Keys and Access Access to the property is provided through a smart lock. Guests may not change any lock or install any additional locking devices on any door or window without prior written approval from the Host. If approval is granted, the Guest must provide the Host with a copy of all keys or access devices immediately upon installation. Please do not share your door code with anyone outside of your approved reservation. If a door code is compromised or access credentials need to be replaced due to guest actions, replacement costs may be charged to the Guest. If the clubhouse key or garage clicker is lost, damaged, or not returned at check-out, a $75 replacement fee per item will be charged. ⛈️Weather Advisory: In the event of severe weather, please secure all outdoor furniture and ensure all furniture and grill covers are tightly secured. Please also make sure all windows and doors are properly closed and locked. We want to ensure you have all the information you need for a fantastic stay! Some amenities are exclusive to your home, while others are part of the HOA community. If you have any questions or need clarification, please don't hesitate to ask us! The County and HOA have strict rental unit occupant noise regulations. Noise at rental units is not allowed beyond normal conversation levels typical for a residence or residential community between 10pm and 8am. Guest are not allowed to park on the streets or block sidewalks at any time per HOA rules. No recreational vehicles, including, but not limited to, trailers, RVs, boats, fifth-wheels, or four-wheelers may be parked on any street or driveway within the subdivision for a period of more than 2 hours for loading and unloading. Winter Note: Snowfall can be heavy in this area. Our professional snow removal service clears the driveway after 2 inches of accumulation. We recommend AWD or 4WD vehicles during winter months for the best experience. For bookings of 30 nights or more, one mid-stay clean is required for every 30 nights booked. These cleanings help ensure the home remains comfortable and well-maintained for the duration of your visit. The mid-stay cleaning fee for this property is $455. During the winter months, weather conditions in the Park City and Jordanelle area can change quickly. Snow, ice, and steep roads are common, especially during and after storms. While the community does provide snow removal, longer or heavier storms can cause snow to accumulate quickly. Our street is also on an incline, which can make driving more challenging during winter conditions.
Guest Access
Guests have access to the entire home, including all living spaces, bedrooms, and bathrooms, with the exception of the owner's closets. Enjoy a spacious and comfortable stay with full privacy in every other area of the home! The front door has a smart lock and the code will be provided on the day of check-in.. Your door and/or garage code will not be activated until your check-in time and will deactivate at check-out time. Please plan your arrival and departure accordingly with our cohost.
Find us
We strongly recommend a vehicle equipped with AWD or 4WD and winter or snow rated all season tires. This will make your drive safer and more comfortable when traveling to and from the home, ski resorts, and Main Street. If you are renting a vehicle in Salt Lake City, we suggest contacting the rental company in advance and letting them know you will be driving in the Park City area. Not all rental vehicles are properly equipped for mountain winter conditions unless requested ahead of time. Please check weather and road conditions before traveling, allow extra time, and drive cautiously in winter weather. Preparing ahead will help ensure a smooth and stress free arrival and stay.
